Visit & measure

We look at the space, check access for delivery, and talk through what you need. No charge.

Design & quote

Layout, glazing and finishes agreed, then a written quote against a written specification.

Groundworks

Base levelled and set out to the millimetre — concrete pad or steel and timber sub-frame.

Workshop build

Frame, insulation, windows, wiring and plumbing, all indoors on a level floor.

05

Install & handover

Craned in, sealed, connected and finished. We don't leave until the snag list is empty.

Where we work

Based in Dublin, delivering nationwide. Our workshop is in Clonshaugh and our own transport goes out from there, so a build in Donegal is handled the same way as one in Dundrum. We cover Dublin, Kildare, Meath, Wicklow, Louth, Carlow, Kilkenny, Wexford, Laois, Offaly, Westmeath, Longford, Cavan, Monaghan, Cork, Kerry, Limerick, Tipperary, Waterford, Clare, Galway, Mayo, Roscommon, Sligo, Leitrim and Donegal.

Questions

The things people ask first.

Do I need planning permission?

Often not. Many garden rooms fall under exempted development, but it depends on the floor area, the height, where it sits relative to the house and how much of your garden is already built on. A habitable home is a different matter and will normally need permission. We'll tell you honestly where we think you stand, and you should confirm it with your local authority's planning office before we start.

How long does it take?

It depends on size and specification, but most of the build happens in parallel with your groundworks — that's the advantage of working off site. You'll get a realistic timeline with your quote.

Can I use it in winter?

Yes. We insulate the floor, walls and roof, not just the walls. With double glazing and a heat source these are used year-round as offices, bedrooms and living space.

Do you do the groundworks?

We do — base, levels, drainage and the ducting back to the house. If you already have a slab, we'll check it before we commit to it.

My garden is around the back. Is access a problem?

It's the first thing we check on the site visit. Depending on access we crane the unit over, bring it through in sections, or build on site. You'll know which before you commit to anything.

Can you match the finish to my house?

Usually. K Rend in your colour, brick plinths, cedar or composite cladding, and window frames in the same shade as the house. Send us a photo and we'll work from it.
