One team, one contactNo chasing six trades. We manage the whole job and you deal with us.
Fixed before we startLayout, finishes and price agreed in writing. No surprises halfway.
Insulated for Irish weatherFloor, walls and roof, so it works in February as well as July.

How it works

Five stages, in order.

You'll hear from us at each one — not just when the invoice is due.

01

Visit & measure

We look at the space, check access, and talk through what you need it to do. No charge.

02

Design & quote

Layout, glazing and finishes agreed, then a written quote against a written specification.

03

Groundworks

Base levelled and set out to the millimetre — concrete pad or a steel and timber sub-frame.

04

Build

Frame, insulation, membrane, cladding, windows, wiring and plumbing, checked as we go.

05

Finish & handover

Second fix, decoration and flooring, then a walk-round together. We don't leave until the snag list is empty.

Where we work

We build across Ireland. A job in Donegal is handled the same way as one in Dundrum. We cover Dublin, Kildare, Meath, Wicklow, Louth, Carlow, Kilkenny, Wexford, Laois, Offaly, Westmeath, Longford, Cavan, Monaghan, Cork, Kerry, Limerick, Tipperary, Waterford, Clare, Galway, Mayo, Roscommon, Sligo, Leitrim and Donegal.

Questions

The things people ask first.

Do I need planning permission?

Often not. Many garden rooms fall under exempted development, but it depends on the floor area, the height, where it sits relative to the house and how much of your garden is already built on. A garden apartment or a home is a different matter and will normally need permission — and we handle that side of it for you. We'll tell you honestly where we think you stand, and you should confirm it with your local authority's planning office before we start.

How long does it take?

It depends on the size and the specification. We'll give you a realistic timeline with your quote, and tell you straight away if anything moves.

Can I use it in winter?

Yes. We insulate the floor, walls and roof to Building Regulations, not just the walls. With double glazing and a heat source these are used year-round as offices, bedrooms and living space.

Do you do the groundworks?

We do — foundations, levels, drainage and the mains utility connections back to the house. If you already have a slab, we'll check it before we commit to it.

My garden is around the back. Is access a problem?

It's the first thing we check on the site visit. Access decides what we can bring in and how we work, and it's rarely a dealbreaker — but you'll know where you stand before you commit to anything.

Can you match the finish to my house?

Usually. Render in your colour, brick plinths, fibre cement, composite, Thermowood or Western Red Cedar, and window frames in the same shade as the house. Send us a photo and we'll work from it.

What our customers say.

In their own words.

Tell us what you want to build.

A phone call is usually enough to get a ballpark figure. Send a photo of the space and a rough size and we'll come back to you.
