Garden apartments
A garden apartment is not a bigger garden room. It is a self-contained place to live — bedrooms, a kitchen, a bathroom and its own front door — built to the current building regulations for living accommodation and connected to the mains. It is what people build when a family member needs their own space without leaving the site.
What we build
At Modulux we specialise in building beautiful bespoke hand crafted garden apartments. From the initial design, building regulations, planning permission and on-site construction, we take care of the whole project for you.
Our process includes the foundations, apartment construction, heating, lighting, painting and mains utility connections. Internally the living accommodation includes bedrooms, a kitchen with hob, cooker, extractor and fridge, and a bathroom area with toilet, sink and walk-in shower.
Each individual bespoke apartment is constructed to the current building regulations for living accommodation and, with a professionally plastered interior, our garden apartments create a fully self contained independent living space — built using the highest quality materials, and adding value to your property.
One bedroom or two
The layout follows the site rather than a catalogue. A one-bedroom apartment generally suits a narrower garden and reads as a single low building; a two-bedroom needs more ground and more thought about where the windows face, both for light and for your neighbours' privacy. We set both out at the design stage, on a drawing, before anything is ordered.
Because the finish is plastered and painted throughout rather than lined out in timber, the inside feels like a small house rather than a converted outbuilding. That is the point of it.
Planning permission
A garden apartment is habitable accommodation, so unlike many garden rooms it will normally need planning permission. That is not a reason to stop — it is a stage with a timeline, and we handle it as part of the project rather than handing you a folder and wishing you luck.
Your local authority is the only body that can confirm what is required on your site. We will give you our honest read at the site visit and take it from there.

Questions people ask
Is a garden apartment the same as a granny flat?
It is the same idea — independent accommodation in the garden of an existing house. We build it as a permanent, fully finished, self-contained space rather than a converted shed or a portable unit.
Do you handle the planning application?
Yes. Design, building regulations, planning permission and the construction are all handled as one project, with us as your single point of contact throughout.
Are the utilities connected to the main house?
Yes — the mains utility connections back to the house are part of the work, along with the foundations, heating, lighting and painting.
Where do you build garden apartments?
Across Ireland. Dublin and the surrounding counties are our nearest work, but a job in Donegal is handled the same way as one in Dundrum.
