Modular homes across Ireland

We build modular homes the length of the country. A job in Donegal is handled the same way as one in Dundrum: the same team, the same written specification, the same walk-round at the end. What changes outside Dublin is the logistics, and that is our problem rather than yours.

What a nationwide job looks like

The five stages do not change with the county. We visit and measure, agree the layout, glazing and finishes and put a written quote against a written specification, do the groundworks, build, and hand over after a walk-round together. You hear from us at each stage rather than only when the invoice is due.

What does change is planning: every local authority runs its own planning office with its own timelines, and a rural site raises questions a suburban one does not — septic tanks and wastewater treatment, wells and water supply, sight lines at the entrance, and how far services have to travel. We raise those at the site visit rather than three weeks into the build.

Counties we cover

Dublin, Kildare, Meath, Wicklow, Louth, Carlow, Kilkenny, Wexford, Laois, Offaly, Westmeath, Longford, Cavan, Monaghan, Cork, Kerry, Limerick, Tipperary, Waterford, Clare, Galway, Mayo, Roscommon, Sligo, Leitrim and Donegal.

If your site is somewhere not on that list, ring us anyway — the list is where we have worked, not a fence.

Built for the Irish climate

Floor, walls and roof insulated to Building Regulations, a breathable vapour membrane, full weatherproofing and double glazing throughout. Cladding in fibre cement, composite, Thermowood or Western Red Cedar, chosen for exposure as much as for looks — a coastal site in Mayo and a sheltered garden in Kildare are not the same brief.

What's standard on every build

  • Treated, engineered timber frame
  • Insulated floor, walls and roof to Building Regulations
  • Breathable vapour membrane and full weatherproofing
  • Double-glazed windows and doors in your colour
  • Professionally plastered and painted walls and ceilings
  • Comprehensive electrics package
  • Flooring, skirting and internal doors
  • Groundworks, drainage and mains utility connections

Questions people ask

Do you really travel to every county?

Yes. We cover the whole country, and the way the job is run does not change with the distance — same team, same written specification, same handover.

Does a rural site cost more?

It depends on the site rather than the county — access, levels, how far services have to travel and what the groundworks involve. All of that is settled at the site visit and fixed in the written quote before anything is ordered.

What about wastewater and water supply outside a town?

It is one of the things we raise at the site visit, because it affects both the planning application and the groundworks. Better asked at the start than discovered later.

How long will it take?

It depends on the size and the specification. We give you a realistic timeline with your quote, and tell you straight away if anything moves.

Tell us what you want to build.

A phone call is usually enough to get a ballpark figure. Send a photo of the space and a rough size and we'll come back to you.
