Garden rooms in Dublin
A garden room in a Dublin garden has to clear two hurdles. It has to fit the space you actually have — which in most of this city means a narrow plot, a boundary wall on both sides and access down a side passage. And it has to be warm enough that you still want to walk out to it in February. We build for both, and we look at your garden before we quote a figure.
What a Modulux garden room is
Our traditional timber framed garden rooms offer an outdoor living space with no compromises. The interior is professionally plastered, just like the inside of your home, and the floor, walls and roof are insulated to the latest Building Regulations — so it works as a year-round room rather than a summerhouse you shut up in October.
Every style comes with either double patio or sliding doors, a selection of window sizes, and high quality external cladding: fibre cement, smooth or woodgrain composites, Thermowood or Western Red Cedar. If you want it to read as part of the house rather than a shed at the end of the garden, send us a photo and we will work from it.
Built for Dublin gardens
Most of the Dublin gardens we work in are terraced or semi-detached, which means access is the first thing we check on the site visit — down the side of the house, through a shared entry, or in a few cases through the house itself. Access decides what can be brought in and how the work is sequenced, and it is rarely a dealbreaker, but you will know where you stand before you commit to anything.
We work right across the city and county: Dublin 1 to Dublin 24 and the wider county — Clontarf, Raheny, Howth, Malahide, Swords, Santry, Drumcondra, Rathmines, Ranelagh, Terenure, Rathfarnham, Dundrum, Stillorgan, Blackrock, Dún Laoghaire, Tallaght, Lucan, Clondalkin, Blanchardstown, Castleknock and Balbriggan among them. Our base is in Clonshaugh Business & Technology Park in Dublin 17.
Planning permission for a garden room in Dublin
Often you will not need it. Many garden rooms fall under exempted development, but whether yours does depends on the floor area, the height, where it sits relative to the house and how much of your garden is already built on. Dublin is covered by four local authorities — Dublin City Council, Fingal, South Dublin and Dún Laoghaire–Rathdown — and the planning office is the only body that can confirm your case.
We will tell you honestly where we think you stand at the site visit, and you should confirm it with your local authority before we start. A garden apartment or a full home is a different matter and will normally need permission, and we handle that side of it for you.

Questions people ask
Can I use a garden room in winter?
Yes. We insulate the floor, walls and roof to Building Regulations, not just the walls. With double glazing and a heat source these are used year-round as offices, bedrooms and living space.
My garden is around the back with no side access. Is that a problem?
It is the first thing we check on the site visit. Restricted access changes how we sequence the work rather than ruling it out, and it is rarely a dealbreaker. You will know before you commit to anything.
Do you do the groundworks as well?
We do — foundations, levels, drainage and the mains utility connections back to the house. If you already have a slab, we will check it before we commit to building on it.
Can you match the finish to my house?
Usually. Render in your colour, brick plinths, fibre cement, composite, Thermowood or Western Red Cedar, and window frames in the same shade as the house.
