Modular homes in Dublin

A modular home from Modulux is a complete, self-contained house: bedrooms, kitchen, bathroom and open-plan living, built to the current building regulations for living accommodation, finished throughout and ready to move into. Not a cabin, and not a kit off a shelf.

What is included

The specification is a house specification. Treated engineered timber frame, floor, walls and roof insulated to Building Regulations, breathable membrane and full weatherproofing, double-glazed windows and doors in your colour, plastered and painted throughout, a comprehensive electrics package, flooring, skirting and internal doors, and your choice of fibre cement, composite, Thermowood or Western Red Cedar cladding outside.

Groundworks, drainage and the mains utility connections are part of the job rather than someone else's problem. So is the snag list — we do not leave until it is empty.

Building a modular home on a Dublin site

Dublin sites are tight and rarely square. The site visit is where we check the levels, the access route, where services run and what the neighbours will actually see, and all of that feeds the drawing before a price is agreed. Layout, glazing, finishes and cost are fixed in writing before anything is ordered.

We work across Dublin 1 to Dublin 24 and out through Swords, Malahide, Portmarnock, Lucan, Clondalkin, Tallaght, Blanchardstown, Castleknock, Dundrum, Stillorgan, Blackrock, Dún Laoghaire and Balbriggan. Our base is in Clonshaugh Business & Technology Park, Dublin 17.

Planning permission

A modular home is habitable accommodation and will normally need planning permission. We handle that side of it for you, as part of the project rather than as a separate errand. Dublin is covered by four local authorities — Dublin City Council, Fingal, South Dublin and Dún Laoghaire–Rathdown — and only the relevant planning office can confirm what your site needs.

How the job runs

  • Visit & measure — we look at the space and check access. No charge.
  • Design & quote — layout, glazing and finishes agreed, then a written quote against a written specification.
  • Groundworks — base levelled and set out to the millimetre.
  • Build — frame, insulation, membrane, cladding, windows, wiring and plumbing, checked as we go.
  • Finish & handover — second fix, decoration and flooring, then a walk-round together.

Questions people ask

Is a modular home as warm as a conventional house?

It is insulated to the same Building Regulations standard — floor, walls and roof — with double glazing throughout, so it is built to be lived in year-round.

Do I need planning permission for a modular home in Dublin?

Normally yes, because it is habitable accommodation. We handle the planning side as part of the project, and your local authority confirms what is required.

Who manages the trades?

We do. The same team runs the job from the first measurement to the handover, and you deal with us rather than chasing six different trades.

Can the layout be changed?

Yes — it is built to your brief rather than picked from a catalogue. The layout is agreed on a drawing before anything is ordered.

Tell us what you want to build.

A phone call is usually enough to get a ballpark figure. Send a photo of the space and a rough size and we'll come back to you.
